NNN Lease Acquisitions: Tenant Credit, Lease Structure, and Why They Matter
Single-tenant NNN lease properties look simple on paper. How Price Capital Group evaluates NNN acquisitions in South Florida, from tenant credit to the fine print that decides residual value.
Tenant Credit Sets the Floor
In NNN lease acquisitions, the tenant's credit is the asset. We start by assessing corporate rating, parent guarantees, store-level sales productivity where disclosed, and the role of that location in the tenant's broader footprint. A strong brand at a weak location is a different bet than a strong brand at a high-performing store.
A tenant with 18 months of term and a struggling parent company is not really a NNN credit asset. It is an upcoming vacancy. That risk has to be priced into the going-in cap rate.
Lease Structure and Rent Sustainability
Read the lease, not the summary. NNN means different things in different documents. True absolute-net leaves roof, structure, and parking lot to the tenant. Standard NNN reimburses taxes, insurance, and CAM but leaves major capital to the landlord.
Rent has to be sustainable at the unit level. We look at occupancy cost (rent and reimbursements as a percentage of sales). Occupancy costs above industry norms signal rent that will not survive renewal at the option strike.
Options, Escalations, and Residual
Option rents matter more than headline rent. A tenant that can renew at a flat option rent for 20 more years has capped your upside. A tenant rolling to fair-market-rent options gives you negotiating leverage at each window.
Reading the actual lease documents (not the rent roll summary) is mandatory. Many sellers do not realize how much optionality their tenants hold until a buyer's attorney surfaces it.
Real Estate Underneath the Lease
The best NNN underwriting assumes the tenant goes dark on day one. If the rent is at market for the building and the location, the residual value protects you. If the rent only works because that specific tenant is paying it, you are buying a bond with no real estate cushion.
We walk the site, time the surrounding traffic, and price the building on a vacant-possession basis as a backstop to the leased-investment basis.
Submarket and Demographics
Daytime population, household income, traffic counts, and competing centers within a 1-mile, 3-mile, and 5-mile radius all factor into our underwriting. South Florida submarkets vary widely. A strong location in one corridor would be average two miles away.
We weight rooftop growth and household formation heavily. A submarket adding units gives existing retail a tailwind that a buyer can underwrite with reasonable confidence.
How to Position a NNN Property for Sale
Sellers who present clean leases, recent estoppels, tenant sales data where permitted, and a credible argument for sustained occupancy receive stronger offers from disciplined buyers. Disorder in any of those areas widens the bid-ask.
