Small issues become expensive problems when nobody is checking. Every property we manage at Price Capital gets the same walkthrough once a month, no exceptions. Below is the full process, plus the checklist itself, free and open.

Why A Monthly Inspection Matters

A cracked parking lot line or an unrecorded security camera does not look urgent in month one. By month six it can be a city violation notice, a liability claim, or a tenant complaint you could have caught early. A standardized monthly check turns maintenance from reactive to routine.

What We Check On Every Property

Landscaping. It is the first thing a buyer or a tenant judges before they have seen anything else. We rate it good, average, or poor and log notes on the spot.

Security cameras. Working, recording, and positioned correctly. A camera that is not recording is decoration, not security.

Paint and walls. Cracks and dirt spread. Catching them monthly keeps a touch up job from turning into a repaint.

Parking lot. Faded lines and cracked bumpers are one of the most common sources of city code violations we see. This gets checked every time.

Trash and cleanliness. Nobody on our team is too good to pick up trash. It is the fastest signal of whether a property is being managed or neglected.

Smoking areas and dumpster zones. Left unchecked, these become pest problems and burn damage. Both get a direct look every month.

Documenting The Inspection

Every walkthrough is signed and photo documented, then uploaded to Landlord Studio. Anything that needs work gets assigned to a vendor and tracked through to a quote. If you want the follow up side of that system, watch the 9 step tenant maintenance request process.
